The origins of this book began in Omaha, Nebraska, while enjoying a quiet morning in my hotel room. I opened my laptop with the intention of writing a new blog post for Multifamily Insight. This led me to the idea of conducting an informal review of recent literature related to buying income property. What I found was most surprising! In book after book on the subject very little attention was devoted to the importance of rent roll analysis. I asked myself, "How can someone write an entire book on buying income property without providing guidance on a review of the rent roll?"
In book after book--to my astonishment--I found absolutely no references to the subject of rent roll in the indexes. Even more puzzling was that in some books there was no mention of rent roll analysis at all. It seemed incredulous, that in book after book on the subject of how to buy real estate for college real estate classes and the general public there was absolutely no mention of rent roll analysis. I found myself with a worthy challenge that morning and set out to fill the void on this subject.
